*Months of inventory, also known as the Unsold Inventory Index or Absorption Rate, is a gauge of how many months it would take to sell the current inventory of listings at the current rate of sale. When the number of months of inventory is high (a "buyer's market"), it places downward pressure on prices, and when it's low (a "seller's market"), it places upward pressure on prices. Months of inventory is calculated by dividing the homes on the market in a given month by the number of home sales.
