This Month’s Median Home

The term "median price" refers to the sale price of the home above and blow which there are an equal number of sales. For example, if there are 100 home sales in a given month, looking at those sales sorted by price, the 50th value would be the median price. The median value is a more stable indicator than the average value because it minimizes the influence of intermittent high-value sales. Every month, I'll publish the home that represents the median sale price in Santa Cruz County.

Homes listed here represent sales among all brokers as indicated in the multiple listing service. By including them here, I am not suggesting I was a broker involved in the transaction.
